# Explain your comparable sales to a seller in plain English before the listing appointment

Sellers often fixate on one high sale or an online estimate. Paste the comparables you pulled and your adjustments, and the prompt writes a clear one-page explanation of the suggested price range, why each comp matters, and answers to the objections sellers usually raise. The pricing judgement stays yours.

## Inputs to collect first
Ask the user for anything below that they haven't already given you. Don't guess missing facts.

- Ress
- Beds, baths, sq ft, lot, condition, updates
- Each: address, sale date, price, beds/baths, sq ft, condition, days…
- Range
- Their number and where it came from, e.g. an online estimate or a…
- Your own material (text, notes or data)

## Instructions

Do the task below with the user's inputs in place of each [bracket].

I'm preparing for a listing appointment at [address]. Subject property: [beds, baths, sq ft, lot, condition, updates]. Comparable sales I pulled: [paste each: address, sale date, price, beds/baths, sq ft, condition, days on market, my adjustment and why]. Active competition: [paste]. My suggested list price range: [range]. The seller's expectation: [their number and where it came from, e.g. an online estimate or a neighbour's sale]. Write: 1) a one-page plain-English explanation of how I got to the range, one short paragraph per comp; 2) a simple table: comp, sale price, adjustment, adjusted value; 3) honest answers to the 4 objections this seller is most likely to raise, given their expectation; 4) what would justify the top of the range. Use only my numbers; if a comp looks weak (old sale, very different size), say so. Don't call this an appraisal.

## Safety checks (share these with the user)

- Check every figure, price and total against your own records before anything is sent, posted or booked. A person approves refunds, discounts, payments and price changes.
- Check names, dates, numbers and any claim against your own source material before you use the answer. AI can misread or invent details.
- Say clearly which parts need a person to review or approve before anything is sent, paid, posted or filed.
