# Pull every deadline out of a signed purchase agreement into a dated checklist for you, the client and the lender

Missed contingency and closing deadlines are one of the costliest mistakes in a transaction. This prompt reads the accepted offer and addenda and builds a dated checklist (inspection, financing, appraisal, title, walkthrough, closing) with who owns each step and the clause it came from, so you can check it against the contract.

## Inputs to collect first
Ask the user for anything below that they haven't already given you. Don't guess missing facts.

- Upload or paste
- Buyer / seller

## Instructions

Do the task below with the user's inputs in place of each [bracket].

Here is the accepted purchase agreement and any addenda: [upload or paste]. Acceptance (effective) date: [date]. My side: [buyer / seller]. List every deadline and time period in the documents: earnest money, inspection, repair request and response, financing/loan commitment, appraisal, title review, HOA documents, insurance, final walkthrough, closing and possession. For each give: the deadline as a calendar date (show how you counted: calendar vs business days, and what the contract says about weekends and holidays), the clause or paragraph number, who is responsible (me, client, other agent, lender, title/escrow), and what happens if it's missed. Put them in date order as a table, then write a short email to my client listing their own next 3 actions. If a clause is unclear or a date can't be calculated, say so instead of guessing. I will check every date against the contract.

## Safety checks (share these with the user)

- Anything legal, tax or compliance-related is a first draft for a qualified person to check. It is not professional advice, and clause references and deadlines must be checked against the source.
- Remove names, contact details, account numbers and other personal data the task doesn't need before you paste, and check your AI tool's data and training settings.
- Check names, dates, numbers and any claim against your own source material before you use the answer. AI can misread or invent details.
- Say clearly which parts need a person to review or approve before anything is sent, paid, posted or filed.
