# Turn a week of showing feedback into an honest seller update with one recommendation

Sellers want to know what buyers are saying, but raw feedback is scattered across texts and emails and can sound harsh. Paste it all in and get a calm weekly update that groups the feedback, separates what the seller can fix from what they can't, and gives one clear recommendation.

## Inputs to collect first
Ask the user for anything below that they haven't already given you. Don't guess missing facts.

- Ress
- Price
- Showing date, buyer agent, feedback as written, any second showings…
- Views, saves
- Your own material (text, notes or data)

## Instructions

Do the task below with the user's inputs in place of each [bracket].

Here is this week's showing activity and feedback for [address], listed at [price] for [X] days: [paste: showing date, buyer agent, feedback as written, any second showings or offers]. Online activity if I have it: [views, saves]. Write a seller update that: 1) gives the numbers (showings, second showings, offers), 2) groups the feedback into themes with how many showings mentioned each, quoting 1-2 short comments, 3) separates fixable items (staging, smell, repairs, photos) from fixed ones (location, layout, lot), 4) makes one recommendation for next week (and, only if the evidence supports it, raises price as a discussion point rather than a demand). Kind but honest, under 300 words. Don't invent feedback or name buyer agents.

## Safety checks (share these with the user)

- Check every figure, price and total against your own records before anything is sent, posted or booked. A person approves refunds, discounts, payments and price changes.
- Check names, dates, numbers and any claim against your own source material before you use the answer. AI can misread or invent details.
- Say clearly which parts need a person to review or approve before anything is sent, paid, posted or filed.
