# Turn a 60-page home inspection report into a short must-fix list, a repair request draft and a list of contractors to get quotes from

Brokerage AI tools like BrokerBot (a NAR REACH 2026 startup) now take "summarize the inspection report" a step further: they sort the findings, pull the brokerage's preferred contractors and line up repair bids for the agent. You can do the core of it with any AI assistant: upload the report, get the findings sorted by what really matters, and get a repair request and a quote list your client can follow.

## Inputs to collect first
Ask the user for anything below that they haven't already given you. Don't guess missing facts.

- Buyer's / seller's
- Ress
- Year
- First-time buyer / investor / seller
- Names, trade, phone

## Instructions

Do the task below with the user's inputs in place of each [bracket].

I'm a [buyer's / seller's] agent. Attached is the home inspection report for [address], built in [year]. My client is [first-time buyer / investor / seller] and the inspection deadline is [date]. 1) Sort every finding into three groups: Safety or major (structure, roof, electrical, gas, water, mould, anything the inspector says needs a licensed pro), Worth negotiating (real cost, not urgent), and Normal wear / FYI. Give the page number for each. 2) For the first two groups, give a rough cost range and say clearly that it's a guess until a contractor quotes. 3) Draft a short, polite repair request for the other side: what we ask them to fix, or the credit we ask for instead, in plain words. 4) List which trades we need quotes from (roofer, electrician, plumber, HVAC, etc.) with the exact items each should look at. Here are my preferred contractors: [names, trade, phone]; match them where you can. 5) Write a 5-line plain-English summary I can text my client tonight. Don't give legal advice or say a home is safe; flag anything the inspector said needs further evaluation.

## Safety checks (share these with the user)

- Check every figure, price and total against your own records before anything is sent, posted or booked. A person approves refunds, discounts, payments and price changes.
- Anything legal, tax or compliance-related is a first draft for a qualified person to check. It is not professional advice, and clause references and deadlines must be checked against the source.
- Remove names, contact details, account numbers and other personal data the task doesn't need before you paste, and check your AI tool's data and training settings.
- Check names, dates, numbers and any claim against your own source material before you use the answer. AI can misread or invent details.
- Say clearly which parts need a person to review or approve before anything is sent, paid, posted or filed.
