# Build a listing presentation skill from your two best past decks, so every new presentation follows your sections and sounds like you instead of a generic template

A listing presentation built from a generic template sounds like every other agent at the seller's kitchen table. Jason Brenizer shared on X (Oct 24, 2026) a 25-minute fix from Matt Spangler's Agent Intelligence #85: upload your two best past listing presentations as PDFs to ChatGPT, ask it to write a reusable skill (every section in order, what belongs in each, and the words you never use), then load that skill into Claude as a custom skill or paste it into a ChatGPT Project's instructions. For each new listing you paste the facts, and the first draft already follows your best presentation's structure and voice, with a bracketed blank wherever a fact is missing. You then add the details only you know and check every school and HOA claim before the seller sees it. The prompt below does the skill-writing step.

## Inputs to collect first
Ask the user for anything below that they haven't already given you. Don't guess missing facts.

- BRACKETED BLANK
- Your own material (text, notes or data)

## Instructions

Do the task below with the user's inputs in place of each [bracket].

I'm a real estate listing agent. I've attached my two best past listing presentations as PDFs. Study them and write a reusable 'listing presentation skill' I can load into Claude or paste into a ChatGPT Project. The skill must include: 1) Every section in the order I use it, with a one-line purpose for each (e.g. about me, market snapshot, pricing strategy, marketing plan, timeline, next steps). 2) What belongs in each section: the facts it needs, typical length, and any charts or comps I include. 3) My voice: 10 phrases I actually use, sentence length, how formal I am, and a list of words and claims I never use. 4) Rules: never invent a fact; put a [BRACKETED BLANK] wherever a number, school, HOA detail or feature is missing; flag every claim about schools, HOAs, zoning or square footage as 'verify before sending'; follow fair housing rules (no comments on who the neighborhood suits). 5) An input checklist I fill in for each new listing: address, beds/baths, square footage, upgrades, seller's goals and timeline, my comps, my suggested price range. Then test it: here are the facts for my next listing [paste] - write the first draft using the skill.

## Safety checks (share these with the user)

- Check every figure, price and total against your own records before anything is sent, posted or booked. A person approves refunds, discounts, payments and price changes.
- Check names, dates, numbers and any claim against your own source material before you use the answer. AI can misread or invent details.
- Say clearly which parts need a person to review or approve before anything is sent, paid, posted or filed.
