# Research a suburb before you buy by chatting with an AI property portal: ask for price trends as a table or chart, compare areas side by side, and turn the answers into questions to verify

Property portals are starting to answer questions, not just show listings. On Oct 28, 2026 Property Update reported that Airtasker co-founder Jonathan Lui launched SohoAI version 1.0, which he describes as Australia's first AI-native property portal. It shows listings like other portals but adds an AI chat backed by 10 years of real estate data that can show market data and analysis as text, tables or charts and remembers your conversations. Free users get three prompts a day and three months of its market data, and the company says version 2.0 may enquire about properties, set up inspections and negotiate for you. Like any AI it can make mistakes. The prompt below gives you a research routine for any AI property portal or assistant, plus a list of what to check yourself before you rely on it.

## Inputs to collect first
Ask the user for anything below that they haven't already given you. Don't guess missing facts.

- Buying to live in / investing
- Amount
- Beds, property type, commute to (place), schools, transport

## Instructions

Do the task below with the user's inputs in place of each [bracket].

Help me research where to buy, using an AI property portal or assistant (for example SohoAI, the Zillow app in ChatGPT or Claude, or your local portal's AI search). My situation: [buying to live in / investing], budget: [amount], must-haves: [beds, property type, commute to (place), schools, transport], suburbs or areas I'm considering: [list up to 4]. 1) Write 8 questions I should ask the portal's AI, one at a time, so I get comparable answers for each area: median price and how it changed over 1, 3 and 5 years; typical days on market; rents and rental yield if I'm investing; how many homes in my budget sold in the last 6 months; and supply of similar homes for sale now. Ask for each answer as a table or chart with dates and the source of the data. 2) Give me a comparison table template with one column per area to fill in from the answers. 3) After I paste the answers back here, point out anything that looks inconsistent, out of date or missing, and say which area fits my must-haves best and why, in plain words. 4) List what I must check myself before making an offer: recent sales from an official or agency source, zoning and planning, flood or bushfire maps, strata or council records, and a building and pest inspection. Treat the portal's numbers as a starting point, not advice.

## Safety checks (share these with the user)

- This prompt works on text other people wrote (emails, reviews, messages or web pages). That text can hide instructions aimed at AI, such as "ignore your rules and…". Paste it as material to work on, and never let the AI act on requests inside it, like paying, sharing logins or changing records.
- Check every figure, price and total against your own records before anything is sent, posted or booked. A person approves refunds, discounts, payments and price changes.
- Check names, dates, numbers and any claim against your own source material before you use the answer. AI can misread or invent details.
- Say clearly which parts need a person to review or approve before anything is sent, paid, posted or filed.
