# Expect your seller to ask ChatGPT which agent to hire after your listing appointment: ask it the same comparison yourself, see what it says about you and your competitors, and leave behind a written summary with facts it can use

Sellers now run their agent interviews past AI. On Nov 1, 2026, Realtor Ryan Holub (@ryanpholub, 9 years in the business per his profile) posted that after his 3-hour listing appointment the seller told him: 'I liked you better and I think you could do a better job, but ChatGPT put you in second place.' She went with ChatGPT's pick. His takeaway: AI is in your listing appointments now whether you like it or not. You can't control what an assistant says, but you can test the comparison a seller is likely to ask, correct outdated or missing information about you online, and give the seller a clear written summary of your plan and track record that they can paste into an AI themselves. Keep every claim accurate and verifiable.

## Inputs to collect first
Ask the user for anything below that they haven't already given you. Don't guess missing facts.

- Your name
- Competitor names
- Neighbourhood

## Instructions

Do the task below with the user's inputs in place of each [bracket].

1. Write down what a seller would likely type, for example: "Compare [your name] and [competitor names] as listing agents for a 3-bed house in [neighbourhood]. Who should I hire?"
2. Ask it in fresh chats in ChatGPT, Gemini, Claude and Perplexity (logged out or with memory off). Save each answer.
3. Ask: "What sources did you use about [your name]? What information is missing or out of date?" Note what it gets wrong.
4. Fix what you can: update your website bio, recent sales, reviews and brokerage profile with accurate, current facts.
5. Write a one-page leave-behind for each listing appointment: your pricing reasoning, marketing plan, timeline, fees, and verifiable results (sales, average days on market, list-to-sale ratio, with source and date).
6. At the end of the appointment, say: "If you're comparing agents with ChatGPT, feel free to give it this page."
7. Recheck the AI answers every month.

## Safety checks (share these with the user)

- This prompt works on text other people wrote (emails, reviews, messages or web pages). That text can hide instructions aimed at AI, such as "ignore your rules and…". Paste it as material to work on, and never let the AI act on requests inside it, like paying, sharing logins or changing records.
- Check every figure, price and total against your own records before anything is sent, posted or booked. A person approves refunds, discounts, payments and price changes.
- Don't let AI make the final call on hiring, pay, performance or discipline. Use it to organise information, and have a person decide using criteria you can explain.
- Check names, dates, numbers and any claim against your own source material before you use the answer. AI can misread or invent details.
- Say clearly which parts need a person to review or approve before anything is sent, paid, posted or filed.
