# Turn a pile of deal content into a first-draft offering memorandum in hours, not days: drop in the property details, financials and comparables, and have an AI sort each piece into the right section and build the draft for you to check

Superblocks' customer story on Matthews, a Scottsdale, Arizona commercial real estate brokerage with 750+ brokers, says Senior Marketing Manager Jason Lance, who has 20 years in commercial real estate and no engineering background, built an 'OM Builder' with the platform's AI coding agent. Marketing associates drop in deal content (property details, financials, comparables) and the app categorizes it, places it in the right sections and generates the offering memorandum. The vendor reports turnaround fell from 3 to 5 days to about 12 hours. The same team built an internal AI hub for 800+ agents with tools for lease abstraction, market reports, deal summaries and coaching. The figures are published by the vendor.

## Inputs to collect first
Ask the user for anything below that they haven't already given you. Don't guess missing facts.

- NEEDED

## Instructions

Do the task below with the user's inputs in place of each [bracket].

1. Pick an offering memorandum you're proud of and list its sections in order (e.g. executive summary, investment highlights, property overview, tenant summary, financials, rent roll, comparables, market overview, disclaimer).
2. Gather the new deal's raw material: property facts, rent roll, T12 or pro forma, comps, location notes and photos.
3. Paste the section list and the raw material into Claude or ChatGPT and ask: "Sort every fact into the section it belongs in. Draft each section in the tone of a professional OM. Use only the numbers I gave you, mark anything missing as [NEEDED], and list any figures that don't agree with each other."
4. Check every number against the source documents yourself and resolve each [NEEDED] item.
5. Move the approved text into your OM template or design tool, and have the listing broker sign off before it goes to any buyer.

## Safety checks (share these with the user)

- Remove names, contact details, account numbers and other personal data the task doesn't need before you paste, and check your AI tool's data and training settings.
- Check names, dates, numbers and any claim against your own source material before you use the answer. AI can misread or invent details.
- Say clearly which parts need a person to review or approve before anything is sent, paid, posted or filed.
