# Find flip deals while you sleep: save a flip search that ranks listings by estimated ROI every day, then get a room-by-room rehab estimate from the listing photos and the maximum offer that still hits your target return

4. Ask: "Check this flip math step by step. Show ROI, total profit, break-even price and the maximum offer that still hits a [X]% return. Then redo it with ARV 10% lower and rehab 20% higher and tell me if it still works."
5. Ask: "List the 5 things I must verify in person before offering (structure, roof, permits, comps, title)."
6. Only walk the houses that survive the stress test, with your contractor. Treat every AI number as an estimate until verified.
