Fill in the property facts and pick what you need: MLS remarks, headlines, a portal description, social posts, flyer copy or a just-listed email. You get one prompt that tells the AI to use only your facts, flag gaps as [VERIFY], stay within your character limit and follow fair housing rules. Copy it or open it straight in ChatGPT, Claude or Gemini.

FAQ
Why use a prompt builder instead of an AI listing generator?
Most agents already use a general AI tool. NAR's 2026 Technology Survey found 91% of members who use AI use ChatGPT. A good prompt gets you most of a paid generator's quality in the tool you already have, with your own fair housing rules and character limit built in.
Will the AI make up features?
It can. That's why the prompt tells it to use only your facts, write [VERIFY: …] when something is missing and list every fact it used so you can check it against the listing paperwork.
Does it handle virtual staging disclosure?
Yes. Tick “virtually staged” or “digitally altered” and the prompt adds a disclosure line: California's B&P §10140.8 (from AB 723) for US listings, or a RECO-style label for Ontario.
Is the prompt fair housing compliant?
The prompt tells the AI to describe the property, not the people, and lists the rules. AI can still slip, so run the result through the free fair housing listing checker and read it yourself before you publish.
