Mortgage kitFree starter prompt: document checklist and reminder
Create a document checklist for a borrower and a friendly reminder message. Borrower type: [salaried / self-employed / commission / new immigrant / other]. Purchase or refinance: [ ]. Province/state: [ ]. Documents I've received: [ ]. Documents still needed per my lender's conditions: [ ]. Output: 1) a checklist of outstanding items with a one-line plain-English explanation each; 2) a short email and a short text reminding them, with my name, licence number and brokerage. Rules: no rate quotes, no approval promises, no advice. Don't mention or ask about age, marital status, national origin, religion, or receipt of public assistance except where the lender's documents require it.

Compliance notes
- US credit ads: if an ad states certain terms (such as payment amount or down payment), Regulation Z requires more disclosures, including the APR (12 CFR 1026.24).
- US credit decisions: no discrimination and adverse action notices under ECOA / Regulation B (12 CFR part 1002); credit report-based denials also need FCRA notices (15 U.S.C. 1681m).
- Ontario: mortgage brokerages and agents are licensed by FSRA under the Mortgage Brokerages, Lenders and Administrators Act, which includes advertising rules.
- Canada messaging: CASL; privacy: PIPEDA.
