Real estate market update template

By AgentPlaybook Real Estate · Updated · Sources checked October 24, 2026

A monthly market update keeps you in front of past clients and leads without selling. Use the template below, fill in your MLS numbers, and let AI turn them into plain English.

30% of agents who use AI use it for market summaries (NAR 2026). The numbers must come from your MLS or board, not from the AI.

Write my monthly market update using ONLY these numbers. Do not add or estimate any number.
Area and property type: [ ]
This month vs same month last year: sold [ / ], median price [ / ], days on market [ / ], new listings [ / ], active listings [ / ], sale-to-list ratio [ / ].
Source and date range: [ ]
Use the template structure: a one-line summary, the numbers with percentage change (calculate them and show your maths), what it means for sellers, for buyers, and one thing to watch. Under 250 words. No predictions about prices. No comments about schools, safety or who lives in the area. End with my name, brokerage and an unsubscribe line.

There's also a library version with a worked example: Monthly market update from your numbers (AL-314, free).

For listing agents: a pre-listing package, a listing presentation built only from your real numbers, a seller net-proceeds estimate with every line shown, a disclosure information checklist the seller completes themselves, a home-prep priority list on a budget, an MLS data check against source documents, showing-feedback summaries, a neutral multiple-offer comparison, and a respectful expired-listing letter. It complements the Realtor AI Team (listing descriptions, CMA explainer, price changes and seller updates live there) and repeats none of those workflows.

FAQ

Where should the numbers come from?

Your MLS or local board's statistics. Never let AI estimate or invent market numbers.

How long should a market update be?

Under 250 words works well for email. Lead with one sentence that says what changed.

How often should I send one?

Monthly is common. Consistency matters more than length.

Can I post it on social media?

Yes, if your MLS or board allows public sharing of the stats. Keep the source and date on it.
