Check a rent ledger line by line before an eviction case, deposit dispute or move-out: have an AI match every charge and payment to the lease and receipts, and flag errors with the evidence: AI agent prompt
Rent ledgers drift: a late fee charged twice, a payment posted to the wrong month, a rent increase applied early, a charge the lease never allowed. On Oct 28, 2026 Anthropic added a gallery of ready-made legal artifacts to Claude for Legal. One of the access-to-justice tools, the Rent Ledger Reviewer built by the nonprofit Rising for Justice, helps attorneys find errors in a landlord's rent ledger when preparing an eviction case, based on D.C. law. Anthropic says each output in the gallery links to its source and that a lawyer applies their judgment to Claude's first pass. The prompt below gives landlords, property managers, tenants and advocates a general version of that ledger check for any AI assistant. It is a starting point for review, not legal advice, and local rules on fees and notices vary.
Who this is for
Landlords or advocates who need a ledger rebuilt from the lease and the payments before any dispute letter goes out.
Not for
Anyone asking the AI to file a case or to invent a payment that is not in the proof list.
What you need
The lease terms, the ledger rows and the payment proofs, with the city or province.
The prompt
Act as a careful bookkeeper reviewing a residential rent ledger. I am the [landlord / property manager / tenant / tenant advocate]. I will paste: the lease terms (rent amount, due date, grace period, late fee rule, any rent increases with their start dates, deposit amount, allowed extra charges such as parking, pet or utilities), the ledger [paste rows: date, description, charge, payment, balance], and proof of payments [paste bank or receipt lines: date, amount, reference]. Location: [city, state or province]. 1) Rebuild the ledger month by month from the lease terms and the payments, and show what the balance should be. 2) Make a table of every difference between my rebuilt ledger and the one given: date, line, what the ledger shows, what it should show, the amount, and the evidence (quote the lease clause or the payment line). 3) Flag specifically: duplicate or stacked late fees, fees charged before the grace period ended, payments missing or posted to the wrong month, increases applied before their start date, charges the lease doesn't mention, and arithmetic errors in the running balance. 4) Give the corrected balance and a short plain-language summary I can share. 5) List what to check with a lawyer or the local housing authority, such as legal limits on late fees and notice rules in my area. Don't guess any missing number; mark it OPEN and ask me.
Fill in the blanks, then copy
This prompt has 4 [bracket]s to fill in. Type your details below and the prompt updates as you go. Your answers stay in this browser and are reused on other prompts with the same blanks. Nothing is sent to us.
Example values are fictional, just to show how a filled-in prompt reads. Replace them with your real details.Worked example
A fictional business, so you can see what to paste in and what a good answer looks like. The example answer was written with AI help and its numbers and dates were checked; your AI's answer will be worded differently, so check it the same way.
Sample input (what you paste in)
I am the property manager. Location: Springfield. Lease: rent $1,850 due the 1st, $50 late fee after the 5th, no other late-fee stacking; parking $50/mo; deposit $1,850; no rent increase this year. Ledger pasted: Oct 1 rent $1,850 balance $1,850; Oct 6 late fee $50 balance $1,900; Oct 7 payment $1,850 balance $50; Oct 8 late fee $50 balance $100; Nov 1 rent $1,850 balance $1,950; Nov 3 payment $1,900 balance $50. Proofs: Oct 7 e-transfer $1,850 ref 4412; Nov 3 e-transfer $1,900 ref 4419.
Example output (illustrative)
Rebuilt ledger - October rent $1,850 due Oct 1. Payment $1,850 on Oct 7 (ref 4412) — after the 5th, so one $50 late fee is consistent with the lease. October should then show $50 remaining (the late fee), not a second late fee. - November rent $1,850 due Nov 1. Payment $1,900 on Nov 3 (ref 4419) covers November rent plus the leftover $50 late fee from October if that $50 was valid. November should then show $0, not $50. Differences | Date | Ledger shows | Should show | Evidence | | Oct 8 | second late fee $50 | $0 extra fee | Lease: no stacking; one fee after the 5th already posted Oct 6 | | Nov 3 | $50 still owed after $1,900 | $0 if the Oct 8 fee is reversed | Proof ref 4419 = $1,900 | Flags: duplicate/stacked late fee on Oct 8 ($50). No rent increase applied early. Parking not charged on this paste. Deposit not in these rows. I would not send an arrears or eviction notice on a $50 balance until the Oct 8 fee is reviewed and the rebuilt balance is confirmed against the bank file.
Check before you use it: Rebuild from the lease and the proofs, not from the ledger's running total. A stacked late fee is a reason to pause, not to file.

Check yourself
- Check every figure, price and total against your own records before anything is sent, posted or booked. A person approves refunds, discounts, payments and price changes.
- Anything legal, tax or compliance-related is a first draft for a qualified person to check. It is not professional advice, and clause references and deadlines must be checked against the source.
- Remove names, contact details, account numbers and other personal data the task doesn't need before you paste, and check your AI tool's data and training settings.
- Check names, dates, numbers and any claim against your own source material before you use the answer. AI can misread or invent details.
