House hunt by describing the life you want, not by ticking filters: tell your AI agent what you like and dislike (garden big enough for a BBQ, good natural light) and have it shortlist matching listings across property sites with a reason for each: AI agent prompt
On Nov 1, 2026, @SmallwoodAl_ posted on X that, to test personal AI agents (he isn't actually moving), he asked Grok Bot to find him a two-bedroom flat in Clapham with enough garden space for a BBQ and decent natural light, the kind of place you can spend hours looking for even with every filter ticked. He was amazed by the quality of the shortlist and by how quickly the agent picked up what he liked and disliked, which goes well beyond dropdowns and tick boxes, and he never browsed the property sites or their promoted listings himself. His point for portals and sellers: if a buyer's agent does the browsing, a good-match listing gets found anyway and paying for prominence won't put a poor match on the shortlist, so accurate listing information matters more. Buyers can use the approach to save hours, and listing agents can try the same request against their own listing to see whether an AI would shortlist it.
The prompt
Help me find a home. Here's what I want, in plain words: [e.g. 2 bedrooms in [area], budget up to [price or rent], a garden big enough for a BBQ, good natural light, quiet street, within [X] minutes of [work/station/school]]. Things I dislike: [e.g. ground floor facing the street, no storage, shared garden]. 1. Ask me up to 5 questions first if anything is unclear. 2. Search current listings on [property sites you use] and shortlist the [8] best matches. For each: link, price, the specific listing details or photos that match what I asked for, and anything that doesn't match or isn't stated (for example garden size or which way windows face). 3. Rank them and say why the top 3 are top. 4. Give me the questions to ask the agent before booking a viewing. Only use what the listings actually say; mark anything you're inferring from photos as a guess. Don't contact anyone or book anything for me.
