Start each property-management day with overdue rent already flagged: have an AI agent list the balances behind each late account, suggest the next collection step and draft payment reminders your team approves before they go out: AI agent prompt

1. Export your rent ledger or aged-receivables report (tenant, unit, amount owed, days late, last payment, notes) as a spreadsheet.
2. Paste it into your AI assistant and say: "Act as my collections assistant. Sort these accounts into: 1-5 days late, 6-30 days late, 30+ days late, and payment plan in place. For each account give the balance, what is driving it (rent, late fee, utility, other charge) and one suggested next step."
3. Then ask: "Draft a short, polite payment reminder for each 1-30 day account using only the facts in the sheet. Mention the amount, the due date and how to pay. Do not threaten, do not add fees that aren't in the sheet, and do not give legal advice."
4. Review every draft yourself before sending; you decide who gets a message, a call or nothing.
5. Hard rules: anything 30+ days late, any dispute, hardship mention or legal notice goes to you or your manager, never an automatic message. Follow your local rent and notice laws.
6. Run it every morning for two weeks and track days-to-collect and time spent on collections.
