Paste what the tenant wrote. The page reads those words and suggests emergency, urgent, routine, or ask for more detail — then drafts a tenant update and a work-order note. It does not dispatch anyone, promise an arrival time or decide who pays. A true emergency still means you call the on-call vendor or emergency services first.

No. It only drafts words. You approve dispatch, except when your own rule is to call the on-call vendor immediately for a true emergency.
How does it pick emergency vs routine?
It looks for words you typed, such as gas smell, fire, flood, no heat in winter, leak, lockout or drip. If the words are unclear it asks you to clarify instead of guessing.
Does it say who pays for the repair?
No. Who pays comes from the lease and your own rule. Use the who-pays prompt (AL-389) after you have the lease in front of you.
Does it send the tenant's report anywhere?
No. Everything is assembled in your browser. Nothing is sent unless you press an Open in AI button.
