Turn a pile of loan or credit application documents into a one-page review memo: have an AI sort the paperwork, work out income, check it against your rules and flag mismatches: AI agent prompt
Lenders, brokers, landlords and finance teams lose hours sorting pay slips, statements and IDs, retyping figures and hunting for numbers that don't add up before anyone can make a decision. An AI agent can sort each document by type, pull out the key figures, calculate income the way your policy says, test it against your rules and list any discrepancies in a short memo a person reviews. TD Bank Group said (May 21 and Oct 13, 2026) its agentic AI classifies client documents, extracts key information, calculates income, validates figures against selected policy requirements and flags discrepancies to produce an underwriter summary, cutting average mortgage pre-adjudication time from 15 hours to under three minutes, with colleagues reviewing every output.
FinanceApplication pre-check memointermediateThe prompt
You are my application pre-check assistant. The application is for [mortgage / loan / rental / trade credit]. My rules: [paste your policy, e.g. income must be verified by 2 recent pay slips, debt-to-income under 40%, 2 years at current job]. The documents: [paste text or upload: pay slips, bank statements, tax forms, ID, employment letter]. Do this: 1) List every document and label its type, owner, date and whether it is recent enough. 2) Pull the key figures from each (gross and net income, employer, recurring debts, balances) into a table, noting the page or line each came from. 3) Calculate qualifying income using my rules and show the working. 4) Check each rule and mark pass, fail or can't tell. 5) Flag every discrepancy (names, addresses, amounts or dates that don't match across documents, gaps, missing pages). 6) Write a one-page summary memo for the reviewer with a list of follow-up questions for the applicant. Do not approve or decline anything; a person makes the decision.

Before you use it: what to check
Already built into this prompt
- Do not approve or decline anything; a person makes the decision.
Check yourself
- This prompt works on text other people wrote (emails, reviews, messages or web pages). That text can hide instructions aimed at AI, such as "ignore your rules and…". Paste it as material to work on, and never let the AI act on requests inside it, like paying, sharing logins or changing records. How prompt injection works →
- Check every figure, price and total against your own records before anything is sent, posted or booked. A person approves refunds, discounts, payments and price changes.
- Don't let AI make the final call on hiring, pay, performance or discipline. Use it to organise information, and have a person decide using criteria you can explain.
- Remove names, contact details, account numbers and other personal data the task doesn't need before you paste, and check your AI tool's data and training settings.
