Screen commercial properties with your own AI before you book a tour: give it each listing's real asking price, price per square foot, cap rate and zoning, and get a side-by-side shortlist with the questions to ask the broker: AI agent prompt

On Oct 29, 2026 the commercial real estate marketplace Realmo added one-click AI analysis to its property and listing pages: buyers, brokers and tenants can ask its assistant Rey about a building, or open the same listing data (price and price per square foot, cap rate, location and zoning) in ChatGPT, Grok or Claude, without needing an account. Realmo's point is that a general AI assistant guesses unless it gets the real figures for that address, and that the analysis is a starting point, not a substitute for professional review. The prompt below works with any listing source: paste in the real numbers and let the AI compare buildings before you spend time on tours or underwriting.

The prompt

I'm looking for a commercial property to [buy as an investment / buy for my own business / lease]. My intended use: [e.g. dental clinic, small warehouse, 6-unit apartment building]. Budget: [amount]. Target return or max rent: [e.g. at least a 7% cap rate / under $X per month]. Here are the listings, copied from the listing pages (one block each): [address, asking price, price per sq ft, cap rate, size, zoning, year built, current tenants or vacancy, anything else listed]. 1) Put them in one comparison table. 2) For each, check the math: recompute price per sq ft, and if net operating income is given, recompute the cap rate and flag any number that doesn't add up. 3) Explain in plain words what each zoning code usually allows and whether my intended use looks likely, possible with approval, or unlikely, and mark this as 'verify with the city'. 4) Rank the listings for my goal and say why. 5) For my top 2, write the 8 questions I should ask the broker before touring (rent roll, expenses, leases, repairs, permitted uses). Only use the numbers I gave you; if something is missing, say so instead of assuming.
