Answer a condo or HOA rules question yourself: upload the full bylaws and rules to an AI, ask for the exact clause and measurement that applies, and check it in the document before you rely on it: AI agent prompt
Buyers and owners often ask a question about a condo or HOA's rules and get told nobody knows. On Oct 31, 2026, an X user posted that she asked her realtor a simple question and he told her the answer was impossible to know; she uploaded the 247-page bylaws, which included dimensions, to ChatGPT, got the exact answer in seconds and shared it with the realtor. Agents can use the same approach to answer buyer questions faster, quoting the document rather than guessing. An AI can misread long documents, so always open the cited page and confirm it, and check with the association's manager or a lawyer before making a decision that depends on it.
The prompt
1. Get the full governing documents: bylaws, declaration or CC&Rs, rules and regulations, any amendments, and plans or schedules with dimensions. Note the date of each. 2. Upload them to an AI that reads files and ask: "Using only these documents, answer this question: [e.g. What size of deck, fence, shed or parking space is allowed? Can I rent short term? Are pets limited?] Quote the exact wording, give the document name, section and page number, and list any measurements or limits. If documents conflict, or an amendment changes the rule, say which one is newest. If the answer isn't in the documents, say so." 3. Open each cited page yourself and confirm the wording and numbers. 4. Ask: "List any approvals, forms, fees or deadlines these documents require before I do this." 5. If you're an agent, send the client the answer with the quote and page number, and suggest they confirm with the association's manager in writing before relying on it.

Before you use it: what to check
Already built into this prompt
- Ask: "List any approvals, forms, fees or deadlines these documents require before I do this." 5.
- Open each cited page yourself and confirm the wording and numbers.
- If you're an agent, send the client the answer with the quote and page number, and suggest they confirm with the association's manager in writing before relying on it.
Check yourself
- Check every figure, price and total against your own records before anything is sent, posted or booked. A person approves refunds, discounts, payments and price changes.
- Anything legal, tax or compliance-related is a first draft for a qualified person to check. It is not professional advice, and clause references and deadlines must be checked against the source.
- Remove names, contact details, account numbers and other personal data the task doesn't need before you paste, and check your AI tool's data and training settings.
- Read and edit the draft before it reaches a customer or goes public. If you later automate this prompt, start with "draft and notify me", not "send automatically".
