ChatGPT prompts for real estate agents: listing descriptions, lead follow-up and open houses
Most real estate agents use AI for the same few jobs: writing the listing description, replying to new leads before another agent does, following up after an open house, and keeping past clients warm with a market update. The prompts below are written for exactly those jobs. Each one asks you to paste your own facts and notes (the AI invents nothing it doesn't have to), keeps listing copy about the property rather than the buyer, and ends with a list of what you still need to check.
11 free prompts across 4 categories. Each one links to the real-world example it is based on.
How to use these prompts
- Paste facts, not vibes: square footage, years of updates, HOA fees and your own walkthrough notes. The prompts are told not to invent anything.
- Reply to new leads yourself or approve every AI draft before it goes out; never let a tool text people who didn't contact you.
- Check every number in listing copy, CMAs and market updates against the MLS or your board's report before publishing.
- Remove client names, financial details and anything private from transaction documents you don't need to paste.
Start with these three
- Listing description. Paste your walkthrough notes and the fact sheet into the listing description prompt. You get MLS remarks within your character limit, a short portal version and a list of claims to verify.
- New lead reply. Paste the lead's message into the new buyer lead prompt and send the first text yourself. Speed matters more than polish.
- Open-house follow-up. The same evening, paste your sign-in sheet and notes into the open-house follow-up prompt.
Fair housing: why the prompts describe the home, not the buyer
In the US, the Fair Housing Act makes it unlawful to publish housing ads that indicate a preference based on race, colour, religion, sex, disability, familial status or national origin. AI tools tend to write phrases like "perfect for young families" or "great for singles" because they appear in older listings. Our listing and social prompts tell the AI to avoid that kind of wording and to describe features and nearby amenities instead. Still read every line yourself, and follow your MLS, brokerage and local rules (other countries have their own equivalents).

What AI should never decide on its own
Let these prompts draft, sort and flag. Keep a person responsible for:
- Prices, square footage and any fact that goes into a listing or ad
- Pricing advice to a seller (the CMA explanation is a draft; the judgement is yours)
- Contract deadlines and contingencies (the contract and your broker are the authority)
- Texting or calling people who did not contact you or have opted out
Frequently asked questions
Can ChatGPT write a real estate listing description?
Yes, and it does it well if you give it the facts and your walkthrough notes rather than asking it to imagine the home. The listing description prompt below also keeps you inside your MLS character limit, avoids buyer-preference wording and lists the claims you should verify.
What should a real estate agent use AI for first?
The repeat writing jobs: listing descriptions, the first reply to a new lead, open-house follow-ups and a monthly market update. They are low risk because you review each draft before it goes out.
Is it OK to paste a purchase agreement into ChatGPT?
Only on a plan whose terms keep your data private, and only after removing details you don't need. Use the deadline prompt as a cross-check, never as the only record; the contract and your broker are the authority on dates.
