Turn a listing's portal stats and your seller calls into a plain-English update the seller actually reads: have AI summarise how the property is performing and recap each call, then check the numbers before you send: AI agent prompt
Sellers want to know why their home isn't getting offers, and portal reports full of views and click-through rates rarely help. On Nov 2, 2026, UK property portal Rightmove launched AI-generated Property Performance summaries that turn its most-used listing report into a simple explanation agents can show vendors (available to all agent partners), plus Call Intelligence, which summarises each recorded call, identifies its purpose and highlights opportunities for follow-up (on its Optimiser Edge package). Agents anywhere can get a similar result by pasting their portal or MLS stats and call notes into ChatGPT or Claude. Always check every number against the original report, and only record or transcribe calls where the law and the other person allow it.
Who this is for
Listing agents turning portal stats and call notes into a plain seller update.
Not for
Inventing portal numbers or buyer quotes you did not receive.
What you need
This week's views/saves from the portal and your call notes.
The prompt
1. Export or copy this week's stats for the listing from your portal or MLS: views, saves, enquiries, showings, days on market, and any price changes. Add notes from your recent calls or showings feedback. 2. Ask: "Using only these numbers and notes, write a short update for my seller in plain English: how the listing is doing this week compared with last week, what buyers are saying, and what the numbers suggest. Don't invent comparisons or market data I didn't give you. Keep it under 200 words, friendly and honest." 3. Then: "List 2-3 options I could suggest (for example new photos, a different lead photo, an open house, a price review), each with the number from my stats that supports it." 4. After each seller or buyer call, paste the notes or transcript and ask: "Summarise this call in 4 bullets: why they called, what they want, what I promised, and the next step with a date." 5. Check every figure against the original report, edit the tone, and send it yourself.
Worked example
A fictional business, so you can see what to paste in and what a good answer looks like. The example answer was written with AI help and its numbers and dates were checked; your AI's answer will be worded differently, so check it the same way.
Sample input (what you paste in)
Address: 14 Birch Lane. List $429,000. DOM 12. Portal: 420 views, 18 saves this week (copied from the portal). Calls: two buyer agents asked about furnace year (2020 on worksheet); one said kitchen photos look dark. Showings: 6; second showings: 1; offers: 0.
Example output (illustrative)
Subject: Weekly update on 14 Birch Lane Hi, This week on 14 Birch Lane ($429,000, 12 days on market): - Portal (from the listing portal): 420 views, 18 saves - Showings: 6; second showings: 1; offers: 0 From calls (only what was said): - Two agents asked to confirm the furnace year — worksheet says 2020; I reconfirmed before quoting it. - One note that the kitchen photos look dark — fixable (photos), not a layout issue. Recommendation: refresh kitchen photos this week before we talk about price. I am not recommending a cut today. Jordan Hale Northbridge Realty
Check before you use it: Do not invent views, saves or quotes. Price talk stays a discussion using comps you already reviewed.

Before you use it: what to check
Already built into this prompt
- Don't invent comparisons or market data I didn't give you.
Check yourself
- This prompt works on text other people wrote (emails, reviews, messages or web pages). That text can hide instructions aimed at AI, such as "ignore your rules and…". Paste it as material to work on, and never let the AI act on requests inside it, like paying, sharing logins or changing records. How prompt injection works →
- Check every figure, price and total against your own records before anything is sent, posted or booked. A person approves refunds, discounts, payments and price changes.
- Read and edit the draft before it reaches a customer or goes public. If you later automate this prompt, start with "draft and notify me", not "send automatically".
- Check names, dates, numbers and any claim against your own source material before you use the answer. AI can misread or invent details.
