Prep a full open house package in one afternoon: give an AI only your approved listing documents and the questions buyers really ask, and get a one-page brief, a counter FAQ and follow-up messages you check line by line: AI agent prompt
Open house prep often means scattered PDFs, comps and half-remembered answers. Cali AI Lab (Oct 23, 2026) describes how an agent can use ChatGPT or Claude to turn the listing description, seller-approved disclosures, inspection summaries, floor plan and comp data into three pieces: a one-page brief the agent keeps in hand, an FAQ sheet for the counter, and follow-up messages by visitor type. The assistant works only from the attached material, and the agent checks every number and claim before printing, because a wrong square footage on a counter card can become a disclosure problem. Leave out anything the seller hasn't cleared for sharing.
Who this is for
Listing agents who want an open-house brief and FAQ built only from seller-approved documents.
Not for
Anyone asking the AI to answer from memory or from a portal scrape.
What you need
The approved listing documents and the questions buyers actually asked nearby.
The prompt
1. Put the listing description, disclosures the seller approved for sharing, inspection summaries, floor plan and your comps into one folder. 2. Write down about 20 questions buyers actually asked at recent open houses in this neighbourhood. 3. Upload the documents and say: "Use only the attached documents. Don't invent anything. If something isn't in them, say so." 4. Ask: "Write a one-page brief for me to hold at the open house: key property facts, neighbourhood facts from the documents, and the pricing story in plain language." 5. Ask: "Answer each of these buyer questions from the documents for a counter FAQ sheet. Where a question needs me to answer in person, write 'Ask the agent'." Paste your questions. 6. Ask: "Write short follow-up texts and emails for three visitor types (serious buyer, neighbour, early-stage buyer), with blanks for their name and the detail they cared about." 7. Check every number and claim against the source documents, cut anything it couldn't know, and remove anything describing who the home or area suits before you print or send.
Worked example
A fictional business, so you can see what to paste in and what a good answer looks like. The example answer was written with AI help and its numbers and dates were checked; your AI's answer will be worded differently, so check it the same way.
Sample input (what you paste in)
Documents I would upload (fictional, already approved by the seller): listing worksheet for 14 Birch Lane ($429,000, 3 bed, 2 bath, 1,640 sq ft, kitchen 2022, roof 2019, furnace 2020, unfinished basement, no HOA); seller disclosure (furnace 2020, roof 2019, a repaired basement crack in 2018); inspection summary from when the seller bought (2018 basement crack noted as repaired); floor plan; three comps as in my CMA (9 Birch $435,000, 22 Maple $418,000, 5 Pine $455,000). Buyer questions from recent nearby opens: How old is the roof? Is the basement dry? What's included? Are there HOA fees? What did 9 Birch sell for? Can I see the inspection? Is the primary bedroom small? Schools?
Example output (illustrative)
One-page brief (from those documents only) 14 Birch Lane, Springfield — listed $429,000. 3 bedrooms, 2 bathrooms, 1,640 sq ft. Kitchen updated 2022; roof 2019; furnace 2020. Unfinished basement. No HOA. Seller disclosure: basement crack repaired in 2018. Pricing story in plain language: your comps put an adjusted range around $425,000–$435,000; 9 Birch (same street, slightly larger) sold at $435,000. This is not an appraisal. Counter FAQ - Roof age: 2019, per the worksheet and disclosure. - Is the basement dry?: Disclosure notes a crack repaired in 2018; do not say "dry" or "problem-free" beyond that. Ask the agent if they want to walk the basement together. - What's included?: Not in the documents you listed — Ask the agent / [CHECK] the listing extras. - HOA fees?: No HOA, per the worksheet. - What did 9 Birch sell for?: $435,000, from your comps sheet. - Can I see the inspection?: The 2018 summary is in the folder; whether you share it is your call — Ask the agent. - Is the primary bedroom small?: Floor plan is in the folder; do not invent a size. Invite them to measure — Ask the agent. - Schools?: Not in these documents. Do not guess. Point people to the official school-board site. Follow-up templates (blanks for name and the detail they cared about) Serious buyer: "Hi [name], thanks for coming by 14 Birch Lane. You asked about [detail]. I'll confirm it from the worksheet rather than guess. Jordan Hale, Northbridge Realty." Neighbour: "Hi [name], good to meet you at 14 Birch Lane. If a no-obligation chat about timing would help, I'm here — no pressure." Early-stage: "Hi [name], thanks for stopping in. Happy to send the brochure or answer [detail] from the listing documents."
Check before you use it: If a fact is not in the approved folder, the draft must say so. Do not answer school or safety questions from memory.

Before you use it: what to check
Already built into this prompt
- Put the listing description, disclosures the seller approved for sharing, inspection summaries, floor plan and your comps into one folder.
- Don't invent anything.
- Check every number and claim against the source documents, cut anything it couldn't know, and remove anything describing who the home or area suits before you print or send.
Check yourself
- Check every figure, price and total against your own records before anything is sent, posted or booked. A person approves refunds, discounts, payments and price changes.
- Read and edit the draft before it reaches a customer or goes public. If you later automate this prompt, start with "draft and notify me", not "send automatically".
- Check names, dates, numbers and any claim against your own source material before you use the answer. AI can misread or invent details.
